REGOLAMENTO  DELLA CASA VACANZE “LA TORRE DEL BENNICELLI”

* Il presente Regolamento va letto  con cura  e rispettato. Per tutto quanto non esplicitamente citato si fa riferimento alle normative vigenti, al buon gusto ed al buon senso di ciascuno nell’interesse di tutti.

Gentili Ospiti, le regole da osservare nei nostri appartamenti sono semplicemente dettate dal buon senso e dal reciproco rispetto. Queste regole potranno risultare forse eccessive, ma vogliamo considerarle dei suggerimenti utili a garanzia di un soggiorno sereno, tranquillo e senza sorprese.

ARRIVO: salvo necessità particolari, il check-in deve essere dalle 14:00 alle 21:00. Non avendo un servizio di portineria, vi preghiamo di informarci sull'orario di arrivo (anche di eventuali ritardi). Al momento dell'arrivo dovrete esibirci un documento d'identità (carta d’identità o passaporto), per consentirci la vostra regolare registrazione.

CHIAVI:sarà un piacere per noi consegnarvi le chiavi dei nostri appartamenti, a patto che le custodiate attentamente. In caso di smarrimento delle chiavi, saremo costretti a richiedere un rimborso, per il cambio delle serrature e la codificazione di un nuovo telecomando, dell’importo di 80 €uro.

PARTENZA: gli appartamenti devono essere riconsegnati entro le ore 10:00 della data di partenza. Ci preme informarvi che superate le ore 10:00 senza che l'appartamento venga liberato, vi verrà addebitata un'ulteriore giornata di soggiorno.

PULIZIA DELL’IMMOBILE: Tutti i nostri appartamenti vengono consegnati ai clienti in perfetto ordine e pulizia. I clienti  dovranno provvedere a lasciare l'immobile in ordine prima della loro partenza.E’ compresa nella tariffa la pulizia dell’immobile ogni tre giorni; la pulizia quotidiana, se richiesta, sarà considerata come un costo extra (vedi tabella costi extra).

* I  clienti troveranno all'arrivo gli asciugamani, le lenzuola e le tovaglie; è previsto il cambio settimanale degli stessi per lunghi soggiorni. Se richiesti dovranno essere pagati a parte (vedi tabella costi extra).

* Sono compresi nella tariffa: corrente elettrica, acqua, riscaldamento, connessione wifi, uso della cucina e della lavanderia, uso della piscina stagionale, uso del barbecue.

* Il riscaldamento è temporizzato (dalle ore 8:00 alle ore 13:00 e dalle ore 17:00 alle ore 21:00); qualsiasi manomissione che comporta l’intervento di un tecnico verrà addebitato al cliente. Le modifiche degli orari rappresentano un costo extra (vedi tabella) e vanno accordati con il proprietario.

* La connessione wifiè dotata di password che vi rilasceremo al momento del check-in. In caso di assenza di segnale contattateci; qualsiasi manomissione dei router presenti nella struttura comporta l’intervento di un tecnico, la cui spesa verrà addebitata al cliente.


*  EVITARE DI  FARE RUMORE, SOPRATTUTTO SE SI RIENTRA A TARDA NOTTE;
* E’  VIETATO SPOSTARE LA COLLOCAZIONE DEI MOBILI DELL’APPARTAMENTO (Sedie,Tavoli, letto ecc.);
* NON FUMARE ALL'INTERNO DELL'APPARTAMENTO;
*SI PREGA GETTARE SOLTANTO CARTA IGIENICA NEL WC DEI BAGNI;
* L’APPARTAMENTO NON E’ DISPONIBILE PER REALIZZARE: FESTE, ADDII AL CELABATO/NUBILATO, FESTEGGIAMENTI, OPPURE PER LE TIFOSERIEDI CAMPIONATI MONDIALE, EUROPEO O ITALIANO ECC.
* E' SEVERAMENTE VIETATO L’INGRESSO DI TERZE PERSONE, SALVO DIVERSI ACCORDI CON IL PROPRIETARIO
.Nel caso in cui il proprietario accordi l’ingresso di terze persone, le nuove entrate dovranno:

  • essere registrate attraverso la normale procedura;
  • pagare un supplemento giornaliero pari ad € 20,00 (esenti i bambini al di sotto dei 6 anni di età);
  • pagare in base alla tariffa stagionale e la tassa di soggiorno, in caso di pernottamento.

* Vi ricordiamo di gettare l'immondizia differenziata negli appositi contenitori, e di lasciarla fuori ogni due giorni in modo da poter essere smaltita dal proprietario. In caso di necessità contattateci per smaltirla quotidianamente.


* I clienti hanno il dovere di badare alle proprie cose e agli oggetti di valore lasciati nelle sistemazioni. Noi NON siamo responsabili per l'eventuale scomparsa di questi oggetti. Quando uscite di casa, chiudete a chiave sempre le porte e le finestre di tutto l'appartamento.

* Il cliente che volontariamente o involontariamente causa un guasto o un danno alla proprietà, dovrà rimborsare al padrone di casa l'intero danno. A fine soggiorno, tutti gli eventuali danni verranno addebitati a titolo di risarcimento danni. La preghiamo pertanto di preservare la sistemazione affittata e di trattare con cura i mobili e l'attrezzatura degli appartamenti.

*È vietato gettare rifiuti nel gabinetto, nei lavandini e negli altri luoghi non preposticome il cortile, l'ingresso all'appartamento o le vicinanze della casa.

* Il padrone di casa si riserva il diritto di entrare nella sistemazione affittata (anche in assenza del cliente).Il proprietario ha il dovere di informare i clienti della sua entrata nell'appartamento. Nel caso di un ragionevole dubbio che l'appartamento abbia subito dei danni, i clienti dovranno permettere al padrone di casa l'ingresso nell'appartamento per controllare lo stato dell’immobile.

* Il proprietario si riserva il diritto di poter accedere ai giardini esterni ed alla piscina per la manutenzione degli stessi.

* In caso di presenza di animali, si fa affidamento sul buon senso e l’educazione del padrone nel provvedere alla pulizia dei bisogni.Non è consentito l’ingresso di animali nella piscina.

* Si prega di spegnere luci, condizionatori, TV, ed altri impianti quando siete fuori dall’appartamento.

* Prima della vostra partenza, al fine di facilitare l’arrivo dei prossimi affittuari, vi invitiamo gentilmente a :
lasciare in ordine tutte le stanze
spegnere le luci, spegnere l’aria condizionata in estate ed il riscaldamento in inverno,
chiudere i rubinetti dell’acqua nei bagni e nella cucina,
consegnare le chiavi al proprietario dell'appartamento.

* NON rispondiamo di eventuali disservizi dovuti a mancanza totale o parziale di forniture quali gas, elettricità, acqua, internet e riscaldamento non dipendenti dalla nostra volontà.

* E' estremamente proibito fare feste in casa o provocare qualsiasi tipo di disturbo ai vicini ospiti.

* Siete pregati di NON portare via gli oggetti dall’appartamento (asciugamani, lenzuola, sedie, tavoli, coperte, accessori e quanto altro..).

* In caso di prenotazione diretta, vi verrà mandata una mail con il preventivo e le formalità da adempiere (acconto) a conferma della stessa. In caso di cancellazione nei 14 giorni antecedenti la data del check-in, tale acconto non verrà restituito.

* Non è nostra abitudine rifiutarvi l’ospitalità, ma è corretto informarla che in caso di violazione di detto regolamento o di comportamento contrario alle più elementari norme di educazione civile "NON" potrà entrare o rimanere nei nostri appartamenti. Vogliamo salvaguardare la tranquillità dei nostri ospiti ed anche la nostra.

* RECLAMI: Per qualsiasi reclamo potrà rivolgersi a noi che ci adopereremo tempestivamente per risolvere ogni suo problema. Eventuali reclami per fatti o eventi, tali da provocare un danno di rilievo o comunque tali da indurla a richiedere un risarcimento per il danno subito, dovranno esserci comunicati prima della partenza, concedendoci il tempo per risolvere l’eventuale problema.

N.B:La conferma della prenotazione e l’inizio dell’utilizzo dell’unità affittata implicano la lettura e l’accettazione del regolamento della casa, nonché la sua completa osservanza.


* ULTERIORI INFORMAZIONI NECCESARIE POSSONO ESSERE RICHIESTE   DURANTE IL VOSTRO SOGGIORNO CONTATTANDOCI.

CONCLUSIONI: Questo Regolamento ha lo scopo di creare armonia tra l'affittuario ed il proprietario della casa. Tutti teniamo che la nostra casa venga trattata bene e con riguardo, e a tutti fa piacere trovare una casa accogliente, confortevole e pulita, dotata di tutti i servizi funzionanti, che soddisfi le aspettative.

Terms and Conditions

LA TORRE DEL BENNICELLI HOLIDAY HOUSE RULES

* These Regulations must be read with care and respected. For all that is not explicitly mentioned, reference is made to the regulations in force, to the good taste and common sense of everyone in the interests of all.

Dear Guests, the rules to be observed in our apartments are dictated by common sense and mutual respect. These rules may perhaps seems excessive, but we want to consider them useful suggestions to guarantee a peaceful, quiet and without surprises stay.

ARRIVAL: except for special needs, check-in must be from 14:00 to 21:00. Not having a concierge service, please inform us of your arrival time (including any delays). Upon arrival you will need to show us an identity document (ID card or passport), to allow us your regular registration.

KEYS: it will be a pleasure for us to give you the keys of our apartments, provided you keep them carefully. In case of loss of the keys, we will be forced to request a refund, for the change of the locks and the coding of a new remote control, for the amount of80€.

DEPARTURE: the apartments must be returned by 10:00 a.m. on the departure date. If you leave the apartment after 10:00 a.m., you will be charged an additional day of stay.

CLEANING OF THE PROPERTY: All our apartments are delivered to customers in perfect order and cleanliness. Customers must arrange to leave the property in order before their departure. The price agreed the cleaning every 3 days; the daily cleaning is an extra cost (you check the table of extra cost).

* Change of sheets and towels: guests will find towels, sheets and tablecloths upon arrival. There are no linen changes, unless requested and paid for separately (you check the table of extra cost).

* The tariff include: electicity, water, heating, wifi, the use of kitchen and laundry, seasonal pool, barbecue.

* The heating is timed (8:00 am/1:00 pm – 5:0 pm/ 9:00 pm); every breaking than implys a technical interverting, will be paied by guests. The change of heating time is an extra cost (check the table of extra cost) and it must be agreed whit owner.

* The wifi have a password, than we give you it during the check-in. In case of signal absence, please, contact us; every breaking of router in our apartment than implys a technical interverting, will be paied by guests.

* AVOID MAKING NOISE, ESPECIALLY IF YOU RETURN LATE IN THE NIGHT.
* IT IS FORBIDDEN TO MOVE THE LOCATION OF THE APARTMENT FURNITURE (Chairs, Tables, bed, etc.).
* IT IS STRICTLY FORBIDDEN TO SMOKE INSIDE THE APARTMENT.
*PLEASE THROW ONLY TOILET PAPER WITHIN THE WC.

* THE APARTMENT IS NOT AVAILABLE TO REALIZE: PARTIES, BACHELOR PARTIES, CELEBRATIONS, OR FOR WORLD/EUROPEAN/ITALIAN CHAMPIONSHIPS SUPPORTERS, ETC.

* WITHIN THE APARTMENTS FREE WIFI CONNECTION IS AVAILABLE, ask the Manager for the password.
* THE ENTRY OF THIRD PARTIES IS STRICTLY FORBIDDEN, EXCEPT FOR DIFFERENT AGREEMENTS WITH THE OWNER.

* In the event that the owner grants the entry of third parties, the new entries must:

  • be registered through the normal procedure;
  • pay a daily supplement of € 20.00 (children under the age of 6 are exempt);
  • pay according to the seasonal rate and the tourist tax, in case of overnight stay.

* We remind you to throw the differentiated garbage in the appropriate containers, and to leave it out every two days so that it can be disposed of by the owner.


* The guests are obliged to take care of their personal things and valuables left in the accommodation. We are NOT responsible for the possible disappearance of these items. When you leave the house, always lock the doors and windows of the entire apartment.

* Guests who intentionally or accidentally damage the property, will have to reimburse the owner the full amount of the occurred damage. At the end of the stay, all possible damages will be charged as reimbursement. We therefore ask you to preserve the rented accommodation and to treat the furniture and equipment of the apartments with care.

* It is forbidden to throw waste in the toilets or in any other place not predicted for this purpose like the courtyard, the entrance of the house or its proximity.

* The owner is entitled to enter the rented accommodation (in the absence of the customer also). The owner has the duty to inform customers of his entrance into the apartment. In the event of a reasonable doubt that the apartment has suffered damage, customers must allow the owner to enter the apartment to check the condition of the property.

* The owner reserves the right to access the outdoor gardens and the swimming pool for maintenance.

* In the presence of animals, we rely on the common sense and education of the owner in providing for the cleaning of physical needs. Pets are not allowed within the pool.

* Please turn off lights, air conditioners, TVs, and other installations when you are out of the apartament..

* Before the departure, in order to facilitate the arrival of the next tenants, we kindly invite you to: leave all the rooms in order, turn off the lights, turn off the air conditioning in the summer and the heating in winter, close the taps of the water in the bathrooms and in the kitchen, hand over the keys to the apartment owner.


* We are not liable for any inefficiencies due to total or partial lack of supplies such as gas, electricity, water, internet or heating not dependent on the will of the owner.

* It is extremely forbidden to have house parties or to cause any kind of disturbance to the neighboring guests.

* Please do NOT take the items away from the apartment (towels, sheets, chairs, tables, blankets, accessories and anything else).

* In case of direct booking, you will be sent an email with the quote and the formalities (amount) to be fulfilled in confirmation of the same. In case of cancellation within 14 days prior to the check-in date, the amount will not be returned.

* It is not our habit to refuse you hospitality, but it is correct to inform you that in case of violation of this regulation or of behavior contrary to the most elementary rules of civil education you WON'T be able to enter or remain in our apartments. We want to safeguard the tranquility of our guests and also ours.

* COMPLAINTS: For any complaint you can contact us, wE will promptly work to resolve any problem. Any claims for facts or events, such as to cause significant damage or in any case such as to cause it to request compensation for the damage suffered, must be communicated to us before departure, allowing us time to resolve any problem.

NOTE: The confirmation of the booking and the start of the use of the rented unit imply the reading and acceptance of the house rules, as well as its complete compliance.

* ADDITIONAL INFORMATION MAY BE REQUESTED DURING YOUR STAY BY CONTACTING US.

CONCLUSIONS: This Regulation aims to create harmony between the guest and the owner of the house. We all care that our house is treated well and with respect, and everyone is pleased to find a cozy, comfortable and clean house, equipped with all the functional services, which meets expectations.

The website, which can be reached at the address corresponding to the initial page www.latorredelbennicelli.com, is used by Mr. Andrea Berti as a showcase to advertise its own accommodation facilities: the holiday house "La Torre delBennicelli" and theB&B "IlGallinaccio".

Children under the age of 18 who intend to contact the Owner should do so only through their parents who exercise parental responsibility.

The data controller is Mr. Andrea Berti as owner of the holiday house"La Torre del Bennicelli"and of theB&B"IlGallinaccio" with headquarters in 05018 Orvieto. Loc. Canale, nn. 8 and 9, hereinafter "Data controller".

 

Data object of processing

1) Navigation Data: Thecomputer systems and software procedures used to operate this website acquire, during their normal exercise, some personal data whose transmission is implicit in the Internet communication protocols. The collected information can be the following: internet protocol address (IP); browser type and parameters of the device used to connect to the site; name of the internet service provider (ISP); date and time of visit; web page of the visitor's origin (referal) and exit; possibly the number of clicks;

2) Data provided voluntarily by the user / visitor:The optional, explicit and voluntary sending by the interested party of electronic mail, of messages (also telephone correspondence) to the contacts indicated on this site, involves the subsequent acquisition of data by of the Consortium (email, telephone number, name and surname or other contact details).

 

Purposes and legal basis for the data processing

The data sub 1) are processed to guarantee the security and the correct functioning of the site. The legal basis of the processing is the legitimate interest of the Data controller pursuant to ex art. 6 paragraph 1 letter. f.

The data sub 2) are processed to handle requests for information and / or contact by the data subject himself. The legal basis is represented by the execution of pre-contractual measures adopted upon explicit request of the data subject pursuant to ex art. 6 paragraph 1 letter. b.

 

Processing methods, access and retention period 

The data processing is performed through computer procedures or in any case by electronic or paper tools directly by the Data Controller, by subjects specifically appointed by the Data Controller pursuant to art. 2-quarterdecies of the new Legislative Decree 196/2003, or by subjects identified as external processors pursuant to art. 28 GDPR, according to logics strictly connected to the purposes of the processing and, in any case, so as to guarantee security and confidentiality. Data will never be provided to third parties unless it is a legitimate request from the Judicial Authority and in the cases provided for by law.

Data sub 1) do not persist beyond 7 days (except for any need to investigate crimes by the Judicial Authority).

Data sub 2) will be processed for the strictly necessary to fulfill the requests for information received from the data subject.

 

 

Place of data processing and data transfer

Data are processed at the headquarters of the Data Controller in 05018 Orvieto. Loc. Canale, nn. 8 and 9 or at the Aruba Spa and Italiaonline SpA data centers (identified by the Data Controller as Data Processors pursuant to Article 28 GDPR, for the offered email service).

The web hosting provider, identified as the external data processor pursuant to art. 28 GDPR, is Aruba Spa.  Data centers of Data Processors are located in Italy or in any case within the European economic area.

Data Subject data are therefore not subjected to transfer to countries outside the EU.

 

Rights of Data Subject

The data subject has the right to obtain from the Data Controller, in the cases provided, access to his/her personal data and the correction or cancellation of the same or the limitation of the processing  or to oppose the processing (Articles 15 et seq. of the Regulation).The data subject may contact the supervisory authority responsible for the protection of personal data for any violation he/she believes has suffered, which for Italy is the Guarantor for the protection of personal data by e-mail, at the address: This email address is being protected from spambots.
